| Popis: | Zukünftige Flächenentwicklungspotenziale auf Jahrhundertaufgaben umfassen die Optionen Revitalisierung und Renaturierung, aber auch fließende Übergänge zwischen diesen. Die realen Nutzungspotenziale werden durch primäre Randbedingungen, insbesondere die regionale demographische Entwicklung, welche direkt mit der wirtschaftlichen Dynamik in einer Region zusammenhängt, und durch die Bodenqualität bestimmt. Beide Randbedingungen beeinflussen maßgeblich die Grundstücksqualität, die potenziellen Nutzungsoptionen und die Nachfrage und somit den Grundstückswert. Im Rahmen des Arbeitskreises Jahrhundertaufgaben wurde ein Entscheidungshilfe-Schema für eine mögliche Priorisierung der zukünftigen Flächennutzung entwickelt. Future land development potentials on century tasks include the options of revitalization and restoration, as well as smooth transitions between these. The real usage potentials are determined by primary boundary conditions, in particular the regional demographic development, which is directly related to the economic dynamics in a region, and the soil quality. Both boundary conditions substantially influence the property quality, the usage options, the property demand, and thus the property value. As part of the Task of the Century Working Group, a decision-making guidance scheme for a possible prioritization of future land use was developed. |
