| Popis: | Современный тренд развития рынка недвижимости все чаще тяготеет к новым форматам, отвечающим потребителям различных слоев населения с отличающимся по существу образом жизни. Циклические кризисы развития изменяют параметры спроса на недвижимость не только по ценовому диапазону, но и по квартирографии, функциональному наполнению, уровню смартизации и др. В результате основные мировые тенденции все дальше отклоняются от типового жилья и тяготеют к реализации изменившихся параметров спроса. Исследование зарубежного опыта показывает, что именно многофункциональная недвижимость в жилищном сегменте приходит на смену типовым проектам застройки. Максимальные темпы роста за последние пятилетие показывает строительство коливингов, знаменующее создание пространств, соответствующих новому образу жизни в период цифровой экономики. Его изучение требует анализа структуры лучших проектов коливинга, включая структуру ценовых трансформаций на примере отечественных проектов. Задавая направления развития новых форматов недвижимости, автор ставит проблему их сочетания с традиционными формами творческого взаимодействия и развития. The modern trend in the development of the real estate market is increasingly gravitating towards new formats that meet consumers of various segments of the population with essentially different lifestyles. Cyclical crises of development change the parameters of demand for real estate not only in terms of price range, but also in terms of apartments, functional content, level of smartization, etc. As a result, the main global trends deviate further and further from standard housing and gravitate towards the implementation of changed demand parameters. The study of foreign experience shows that it is multifunctional real estate in the residential segment that is replacing standard development projects. The highest growth rates over the past five years have been shown by the construction of coliving, which marks the creation of spaces corresponding to a new way of life in the digital economy. Studying it requires analyzing the structure of the best coliving projects, including the structure of price transformations using the example of domestic projects. Setting the directions for the development of new formats of real estate, the author poses the problem of their combination with traditional forms of creative interaction and development. |
