| Summary: | Modular construction has multiple advantages over conventional alternatives, including accelerated build schedules, greater certainty on build costs, times, and quality, and less waste during construction. Prefabricated engineered wood panels, such as Cross Laminated Timber (CLT) are well-suited for modular structures. This paper evaluates the features of modular CLT construction completed between 2009 and 2021, focusing on architectural and engineering design, manufacturing, and logistics. The implication of these aspects in the use of modular CLT structures in seismic regions and as a solution for temporary housing and rapid mass housing is explored. Research and development efforts in modular CLT construction are also presented. This review paper is expected to help engineering, architectural, and manufacturing communities in consideration of CLT uses in modular structures as a solution to emergency and rapidly constructable housing.
•Review suggests potential viability of modular CLT construction for rapidly deployable temporary housing in seismic zones.•Modular CLT structures with 2D modules are transported longer and constructed faster on average than those with 3D modules.•The median construction duration for modular CLT construction is considerably lower than that of residential construction.•Demonstration projects, modular CLT solutions, and research activities suggest a growing interest in modular CLT construction. |
