Description: В статье рассматриваются актуальные задачи совершенствования проектного управления в жилищно-гражданском строительстве. Показано различие между участниками проекта, командой проекта и командой управления инвестиционно-строительным проектом. Обосновывается необходимость создания и организации деятельности эффективной команды управления проектом в качестве ключевого элементы процесса создания объекта недвижимости. Для этого предложена соответствующая классификация видов и форм регламентирующих документов деятельности команды управления проектом, а также показаны подходы к цифровизации всех видов коммуникации и документооборота между членами команды управления проектом создания объекта недвижимости. Основным результатом проведенного исследования является обоснованный механизм организации, управления и регламентации деятельности команды управления инвестиционно-строительным проектом, позволяющий эффективно достигать поставленных целей. The article discusses the actual tasks of improving project management in housing and civil construction. The difference between the project participants, the project team and the investment and constructionproject management team is shown. The necessity of creating and organizing the activities of an effective project management team as a key element of the process of creating a real estate object is substantiated. For this purpose, an appropriate classification of the types and forms of regulatory documents of the project management team is proposed, as well as approaches to digitalization of all types of communication and document flow between members of the real estate project management team are shown. The main result of the conducted research is a well-founded mechanism for organizing, managing and regulating the activities of the investment andconstruction project management team, which allows effectively achieving the goals set.
